Each division provides “ADDED VALUE SERVICES”  to our clients and to our J.V. Partners, and together with other service provider alliances we have integrated into our J.V. Partnership Agreement to provide extra income to the J.V. Partner as an incentive to utilize and grow the group “NETWORK”, and thereby providing extra services to our clients.
The services we can provide will grow as further alliances are formed.

We aim to achieve this by forming Joint Venture Partnerships with qualified property professionals in providing what we have identified as a very unique management concept of a “ONE – STOP PROPERTY SHOP”.
The J V Partners who joint us will be carefully selected people who will uphold our good name and practice our high values and ideals so important and the foundation of ECCLESIATE REAL ESTATE .
OUR VISION:-
ECCLESIATE REAL ESTATE cc has a vision and a goal to provide our expertise in property management to other agencies and to give our knowledge and expertise to other persons wanting to open their own rental agencies. And to provide this in such a way as to ensure each participant retains full ownership of his business but any potential conflict with other Ecclesiate J V Partners does not occur and ensure a synergistic benefit from the effects of complementary strategies.
ECCLESIATE REAL ESTATE cc is not a franchise and there are no “royalty fees” payable on joining us in our joint venture.
Basically the concept is that partnerships will be engaged in sourcing properties to let in their locations, source suitable tenants to occupy those properties, submit the application to ECCLESIATE REAL ESTATE cchead office who will do all necessary investigations into the suitability of the tenant, accept – or reject the application. On acceptance of the application the Joint Venture Partner will sign the necessary documentation with the client, forward all documentation back to head office who will than attend to ALL aspects of management of that property from then on. For this the joint venture partner will be paid a commission for sourcing the property, sourcing the tenant and for letting the property up-front on signing the documentation and Ecclesiate Real Estate will be paid a management fee monthly to manage the property.
As a J. V. Partner, you will have 100% ownership of your business. With our unique Property Management methods and supporting system, you will be provided WITH ALL THE TOOLS AND ADMINISTRATIVE SUPPORT YOU REQUIRE   allowing you to focus on finding the most suitable property for each tenant and the most suitable tenant for the Landlord. You will be backed-up by a unique management service that ensures that the property is efficiently administered to the highest levels of integrity, transparency, service and support. Ecclesiate HQ  handles all administration of YOUR portfolio while you spend all your time building your business by sourcing properties, tenants and Letting Properties.
Numerous Added value services are offered in the Joint Venture Partnership which will enable the Joint Venture partner to interact and benefit from the network of J V Partners nationally in which numerous extra financial and service related benefits to the Owners, The Tenant, The Joint Venture Partner and The management company – ECCLESIATE REAL ESTATE cc, - all will participate on an equitable basis.
Besides all the benefits of a networking environment with a larger group many benefits will be gained in terms of market awareness, branding, product and service acceptance, credibility, overall quality control and professional presentation will be had. Sales and marketing plans can be standardized and any potential conflict with other ECCLESIATE PROPERTY MANAGEMENT JOINT VENTURE offices can be avoided.
Each Joint Venture Partner will have the rights to use a highly developed, sophisticated computerized property management software package. This package has committed resources to providing ingoing development and support. The system interfaces to a variety of proprietary software packages. A “help desk” style of office support is available and on and off site training and support is provided on a need- to-use basis. New releases and enhancements to the proprietary property management Joint Venture Partners Portal of the system is provided.
As a Joint Venture Partner you have constant input to future design strategies, you will be regularly consulted and our thoughts and experiences both good and bad between all Partners will be used to shape future direction of the “group” giving good interaction between the respective members.

  • As a JOINT VENTURE PARTNER, you are prepared to sign THE CONFIDENTIALITY AGREEMENT and NON-DISCLOSURE OF INFORMATION agreement.
  • As a JOINT VENTURE PARTNER you hold a valid certificate from the Estates Agents Affairs Board, and that each employee who will be involved in the letting of properties holds a valid certificate of the Estate Agents Affairs Board.

  • Ensure that all personnel who will be employed as agents directly involved with the letting of properties and the signing of any related documentation, are trained at ECCLESIATE HEAD OFFICE and are issued with a certificate in recognition thereof

COMPLETE the training course of ECCLESIATE PROPERTY MANAGEMENT TRAINING COURSE ON-LINE and hold a valid certificate issued by us
BEFORE they will be authorized to represent you as an ECCLESIATE PROPERTY MANAGEMENT JOINT VENTURE PARTNER.
(An exemption from the requirement for you to hold this certificate at start-up can be negotiated on certain terms and conditions. i.e. you have a valid EAAB certificate, you have some recognizable letting experience, and you are prepared to under-go training on ECCLESIATE PROPERTY MANAGEMENT systems and procedures BEFORE start-up.)
  • Ensure that the ECCLESIATE REAL ESTATE cc logo / branding is clearly visible and affixed to any/all documentation, boards, e-mail signatures, or any other material and/or marketing material of what-so-ever nature which will be or will possibly be viewed by the public.
  • As a JOINT VENTURE PARTNER become - in anyway what-so-ever,  involved with any dispute, complaint or question on any matter of what-so-ever nature to do with the management of the property controlled from Head Office, save to refer such enquiry, complaint or dispute to Head Office who are fully responsible for the administration and management of the property.
  • To agree to ECCLESIATE REAL ESTATE cc being the SOLE MANAGING AGENT for ALL properties sourced.
  • The Joint Venture Partner in return, and as a condition to his alliance with the partnership, will be expected to utilize our ADDED VALUE SERVICES on every occasion where such service is required – in the first instance. Should a particular service not be available, notification of the same must be conveyed to H.O. before any such service is commissioned.
 
THE JOINT VENTURE PARTNER WILL BE GIVEN A UNIQUE REFERENCE NUMBER WHICH WILL BE LINKED TO ALL THE PROPERTIES AND REFERALS EMINATING FROM HIS OFFICE.
 ALL COMMISSIONS, ALLIANCE PAYMENTS OR ANY FORM OF INCOME RECIEVABLE BY THE JOINT VENTURE PARTNER WILL BE RECORDERED AND MADE PAYABLE TO THE J.V. PARTNER WHO WILL MONTHLY RECEIVE FULL INFORMATION OF ALL INCOME RECEIVED .
 
  
What will a JOINT VENTURE PARTNER Do?
NO  TWO DAYS ARE THE SAME, BUT TYPICAL TASKS WILL INCLUDE:-
  • Advertising, marketing and networking to attract new property owners and tenants
  • Meetings with prospective customers to discuss and promote your services (which are supported by all other ECCLESIATE PROPERTY MANAGEMENT and JOINT VENTURE PARTNERS)
  • Visits to properties to provide rental appraisals and advise to property owners – tools to do this will be provided to you through the Joint Venture Partner portal of the system.
  • Listing of Properties TO LET on the Webpage and up-loading photos. (These will in turn then be listed with Photographs on numerous Property Related web pages to which ECCLESIATE subscribe to.)
  • Property showings to prospective tenants – tools to control this will be provided to you on the system
  • Completing Management Contracts and Tenancy Agreements – all provided to you on the system
  • Communicating with ECCLESIATE and with suppliers to arrange maintenance.

What capital will I need to start a ECCLESIATE PROPERTY MANAGEMENT
 J.V. PARTNERSHIP.
 
This will vary depending on whether you already have a Real Estate Agency or whether you are going to open a new Letting Agency, and the costs of establishing a business in the location you intend to start-up in.
There is no PARTNERSHIP START-UP FEE or ONGOING PARTNERSHIP   FEE payable to ECCLESIATE.
Joint Venture Partners will however, be charged individually for any on-site training required, the supply of marketing material, and/or any special service required from Head Office i.e. On-Site assistance with business development etc.
Each J.V. Partner will however, be expected to contribute an amount of R 4 000.00 per annum ( this is subject to revision from time-to-time) on each anniversary date to be used for the further development and maintenance of the Property Management System and the further development of the Web Page and maintenance.
ECCLESIATE will on approval of your application, provide to you at start-up,  FREE OF CHARGE
  • The rights to operate an Ecclesiate Property Management J.V. Partnership.
  • The ECCLESIATE Brand
  • The internet based computer systems – J.V. Partner Portal
  • Assistance in establishment of a financial plan and assistance with any financing requirements and business plan establishment.
  • On-Site Assistance from a Joint Venture Partnership for 5 working days from your first opening day - you will need to provide suitable accommodation however, for the Manager for the 5 day period where he will provide you with the induction and on-site systems training and business development assistance.
HOWEVER,
TO START YOUR AGENCY YOU WILL INCURR CHARGES RELATED TO YOUR PHYSICAL OFFICE SET-UP:
PHYSICAL  START-UP  COSTS :
  • The set-up of computer systems.
  • The sourcing of suitable premises.
  • Office fit-out, signage and branding
  • 24 months fund set aside for marketing and advertising costs.
  • Capital items, such as computer equipment, office furniture, files etc
THE  “HIDDEN”  COSTS:
  • During your first start-up period of 6 – 12 months, if you have no other sources of income, your financial plan will need to include an allowance for living expenses.
Your business plan can be structured and supported with the aim of having your business in a cash positive position within the first 12 months. Should living expenses need to be funded (drawings) from the business during that period, we will assist with the financial planning to support a business case for finance.
As a general rule, when considering this business opportunity you should allow for initial training costs, equipment costs, initial marking material and signage costs of around R 35 000.00.  Should your present equipment - if you have any, not be suitable. Ecclesiate will provide substantial support and assistance if you so require, to ensure that these capital costs are structured to the best advantage of the partner.
We will spend considerable effort to assist you in structuring a financial model and business plan together with a 36 month forecast and provide support and assistance in applying for finance should finance be required.
Should you proceed further with considering this opportunity, we will ask you to sign a Confidentiality Agreement and Non-Disclosure Agreement and then release an Information Memorandum Disclosure document which will provide all information in greater detail.
 
 
How do I make income?
 
An ECCLESIATE PROPERTY MANAGEMENT JOINT VENTURE PARTNER
Can generate their income from several sources of their services:-
  • On Managed Leases and Full Management Leases,
    • (Split according to the J.V. Partners who: - sourced the tenant, sourced the property and signed the lease and with Ecclesiate.)
  • There is a monthly management fee per property managed .
    • (Split monthly on receipt of rental with the J.V. Partner & Ecclesiate)
  • On Once-Off Lease contract-the Finders Fee .
    • (Split according to the J.V. Partners who: - sourced the tenant, sourced the property and signed the lease and with Ecclesiate.)
  • All maintenance on the property arranged on behalf of the owner, has a service charge payable to the J.V. Partner if requested by H O to attend to maintenance).
  • A property “Final Inspection Fee”  ( paid to the J.V. Partner by H.O on doing a final inspection.
  • An “Interim Inspection Request” from H O
  • If requested by H O to attend to a renewal, the Contract Fee will be paid to the J.V. Partner by H O.
  • Should the J.V. Partner refer a Sectional Title Complex to the Sectional Title Division, and they are successful in their tender to administer the Body Corporate, the J.V. Partner will be paid a referral fee per month per unit in the complex for as long as the Sectional Title Development is administered by Ecclesiate Sectional Title Division.
     
  • The J.V. Partner will receive a commission on any valuations referred to head office which we are commissioned to compile.
  • The J.V. Partner will receive a monthly commission on every insurance policy taken through our alliance partner from any referral from his branch for as long as the policy is in affect.
  • The J.V. Partner will receive a commission for every bond application taken up through our Bond Originator alliance partner.
  • Etc………etc……….etc
 
 
The J.V. Partner will also receive referral commissions for numerous other Value Added Services provided from numerous alliances and supplies of certain items and services supplied who are in our Network.
