Ecclesiate Maintenance Division was set up as a service unit to all the Ecclesiate Divisions.


With the management of our portfolio many problems were experienced with regards to maintenance and repairs needed for the properties we manage.


A list of contractors over time was developed and work required was given out to our member contractors who were awarded work only after numerous points on which we placed value were assessed.


The common problem experienced throughout each division lay in response time and the exorbitant costs to the owners and tenants of doing the minor maintenance and repairs. Through this, Ecclesiate introduced a division that is intended to service our clients and assist in ensuring complaints and maintenance/repairs are attended to as soon as possible.


Our Maintenance Division is operated on virtually a cost to company basis and extreme effort is made to ensure costs are kept to a minimum to operate efficiently. Our clients are NOT OBLIGATED IN ANY WAY to use our Maintenance Depts services and are quite at liberty anytime to attend to any complaints/repairs which may become necessary themselves. Our Maintenance Dept will however, willingly assist our clients in any way possible with maintenance and repairs if requested to do so, or in obtaining reputable specialist contractors know to us where repairs are of a specialist nature to do the work.


Due to this, Maintenance cannot give a quote for each complaint/repair before attending to the issue, but guarantee that minor repairs will be completed as economically as we are able. Should you however, require a quote, our maintenance manager will on request, complete a quotation but the quotation fees would then be payable by the client and payable immediately on presentation of the quotation.


This would then be credited to the quotation amount on completion of the work and credited to the account as a discount.


Normally, the cost of maintenance and repairs done by our maintenance dept. would be deducted from the rental next received from the tenant however, Any amount needed to be expended for maintenance and repairs which is greater than the last monthly rental payable by Ecclesiate to the owner after collection at month-end, would need to be paid directly into the Maintenance Account before work will be started.


Ecclesiate have a property maintenance plan which would cover all the normal maintenance and repairs normally encountered for a minimal monthly fee which is highly recommended to our clients.
