FOREWORD
From humble origins in a home spare room in a Krugersdorp suburb in 1988, Raymond Herbst had a vision of a specialist Letting Agency that focused on customer service and used word of mouth to increase market share.
With his experience in the industry, he quickly identified that homeowners with tenants in their properties, were the most dissatisfied segment in the property market place.
With typical "Ray enthusiasm" he threw himself in a market research programme that enabled him to arrive at a market offering that was quite unlike anything previously offered, and then was surprised at the response. His energetic wife Pat was soon roped in and later his son Darren and daughter Cary-Anne also passionate property people, to assist.
And has expanded to a growing national operation . With great plans for further controlled growth and wider expansion with their unique sophisticated methods of control and property management and a dedicated property trained professional team are able, from a Head Office base, to effectively manage properties nationally. They however, remain at heart a family business offering their clients a full range of property related services, and Ray has taken great pains to handpick a competent team that reflects his values and above all, puts the customer first.

ECCLESIATE Property Letting and Management Specialists have been in operation since 1988 and have concentrated on renting, letting and management of residential and commercial properties, and of Body Corporate administration. We currently control and administer a large property portfolio for Private Owners, Companies and Financial Institutions.

ECCLESIATE offers the following Renting, Letting, Management Services, Body Corporate Administration and Professional Property Valuation Services to YOU.
- Expert letting and renting of residential and commercial properties
- Negotiation with, and careful selection of tenants
- Full screening and credit checks on prospective tenants
- Inspections of properties by qualified staff
- Negotiation of new leases and lease renewals
- Rental collections and prompt payments to owners
- Payment of rates, water and electricity accounts
- Optional rental guarantee cover for landlords that GUARANTEES your rental
- payment WHETHER THE TENANT PAYS HIS RENTAL OR NOT! Should the tenant
- default with the rental, the Landlord is guaranteed his rental payment. Any costs occurred in collecting arrear rental or the costs involved for eviction of the tenant will be paid by the insurer. Should eviction become necessary, this will also be attended to by the insurer. (Rental payment in this event is guaranteed for a period of three months). (conditions apply) The premium is tax deductible
- Optional cover for tenants that will pay rental to the Landlord in the event of their retrenchment : total disability or death for up to six months (conditions apply)
- House Owner's (building insurance a full survey will be done of your property and your insured amount will be recommended. This ensures you WILL NOT be under-insured, and if a claim arises be subject to the average clause Householders (contents), vehicle insurance, specialized Sectional Title Complex Building Insurance Levy collections and payment to Body Corporate if required
- Property maintenance service encompassing all aspects of maintenance, repairs and emergency repair services
- An optional PROPERTY MAINTENANCE PLAN that you can pay monthly which will cover all maintenance expenses – payment is tax deductible
- Assistance with insurance claims
- Regular staff training programmes
- Regular rental reviews to ensure your property is at all times rented at market related rentals.
- Optional regular and reliable garden service and swimming pool maintenance plans which can be included in your lease contract
- Property Legal Advisory Service by respected and experienced attorneys will well experienced in property law
- Accompanied property Viewing Service for owners who reside outside Gauteng and are visiting and require to view their properties.
- Assistance with transport to owners when vacating your home
- Professional, informed and friendly advice to home seekers new to the West and surrounding areas
- Full Property Broking Service for owners wanting to sell their properties or clients wanting to purchase a property
- Property Investment Advisory Services to ensure that you make informed property decisions

Photographs from the latest inspection will be avaliable to you on line 24/7 from anywhere in the world together with a rental payment performance analysis and to our property investors, rental projections on their properties.
